<p>Normally, taking discounts of 30-40% do not produce more in sales. That is why; the discounts go from 20-50% off. Also, if you make signs, studies have shown that &frac12; off sells better than 50% off. If you had some old items or slightly damaged, you might want to consider 75% off regular retail. Most likely, you will be losing money, but the benefit is turning dead inventory to cash. With this cash, you can buy better selling items. The key to running a retail store is turning the merchandise. </p>
<p>If your products have a lower gross margin than keystone, you need to makes some adjustments to the discount amounts, but try to have most of your items still at 20% off. You may want to use a lower discount, but if you dilute it too much, the promotional sale will not be effective. Too many retail owners get hung up with gross profit percents than gross profit dollars. The purpose of having this sale before a peak period is to gain new customers for your peak period. </p>
<p>What is the best time to start this sale? I would say for most stores, it is Tuesday. Many stores can use Sunday &amp; Monday for pricing. Many stores are closed Sunday anyway, but there is no way, you are going to give up a day&#8217;s business. If you stay open trying to price on Monday, it will never get done. Many customers on Monday will come back for the sale and will spend much more than originally planned. </p>
<p>I would price all the 10% and half off merchandise first. In case, you do not get finished, you can have signs and tell the customers anything not priced is 20% off regular retail. Make sure you signed anything that is marked half off and would be wise to have a display of something right near the entrance. You want the customer&#8217;s to get a perception of great pricing. Also, do not put signs on merchandise that is 10% off unless, it is a high ticket item showing regular and sale price. </p>
<p>How do you advertise this sale? I would either have a banner in front of your store or several signs that say&#8221; Everything on Sale&#8221;. You would be able to reuse these for future sales also. Even though it&#8217;s gaudy, colors such as Hot Pink can be seen far away and drive curiosity. You could place an ad in the local paper Monday and have radio advertising Monday. Also, send a direct mailing to your store mailing list on Saturday. Basically, tell them everything is on sale for a limited time and when the sale starts. </p>

<p>After the for sale by owner sales contract has been signed, the buyers lender will have an appraisal done to ensure that the borrower isnt asking for more money than your home is actually worth.  The lender will not provide a loan if the home is appraised for less than the sale price.  You can avoid this by having your own appraisal done when you are setting your price in the for sale by owner process.  Alternatively, you can make sure that your price is comparable to that of similar homes sold in your neighborhood.</p>
<p>The lender might have your for sale by owner land surveyed to establish the property boundaries.  In most cases, this doesnt present a problem.  If your for sale by owner property has not been surveyed in the last 50 years, has recently been subdivided between other people, or has a boundary that changes like a creek, then you should pay attention during this part of the process.</p>
<p>The buyer might have his own inspections done as allowed by the sales contract.  These inspections are done at the buyers expense and include termite, roof, and general inspection.  Be available during the inspection.  Ask questions about anything you do not understand.  If you so choose, you can have your own inspection completed.  It could prove helpful if you need to dispute a report, but is not necessary.  Your primary concern should be to fix problems and keep the buyer from backing out of the for sale by owner contract.</p>
<p>You should notify your lender that you will be paying off the balance of your mortgage and ask for a statement of your balance.  Collect appliance instruction books and warranty information to give to the buyer.  Finally, when you know the closing date, you should notify service providers like electricity, water, cable, and trash of your final billing date.</p>
<p>The for sale by owner closing date will be about 30 to 45 days from the date the sales contract is signed.  Depending on your state, your real estate attorney might handle the closing.  Alternatively, the lenders attorney might handle it and your attorney will act as your representative.</p>

<p>I&#8217;m planning on having my garage sale on November 21-25 at 9AM-6PM. Do you think a lot of people would come between those dates? They&#8217;re off work usually. Do you think they&#8217;ll come on Thanksgiving? Any tips to improve my sales?<br />
<br />Any other time that&#8217;s not around the holidays would be good!  Nov-Jan are the worse months for garage sales.  People are already doing their x-mas shopping and getting ready for Thanksgiving feast, they are saving the money for after Thanksgiving sales,  then x-mas , new years and then people are left broke and in debt.  I tell you for experience.  There will be sales soon and people know it!</p>

<p>I divorced my husband. He did not pay his taxes. We filed jointly for a few years and then I got wise and refused to file jointly. There are liens on the home we own, some liens are in his name only and for the joint filings, are in both names. The proceeds of the home sale will not cover the total lien amount, both joint and separate.  My half of the proceeds will more than cover my share of the joint lien. His half of the proceeds will not cover all of the lien amount. Will the IRS view the proceeds from the sale as half mine and half his and take for the liens accordingly, which would give me a little money from the sale?<br />
<br />The IRS will take their liens first and then if there is anything to be divided they will send you a check although if you can prove your half is sufficient for the tax years involved they may cut you some slack but i highly doubt it .</p>

<p>Once the buyer signs the sales contract, you might feel the urge to relax.</p>
<p>Don&#8217;t sit back and kick your feet up just yet. Your work is not complete just yet. The buyer can still back out of the deal if certain things go wrong in these last steps of the for sale by owner process.</p>
<p>Buyers tend to get cold feet at this point. They see other for sale by owner homes they like for a lower price. You have to take steps to make sure the buyer doesn&#8217;t back out of the deal.</p>
<p>After the for sale by owner sales contract has been signed, the buyer&#8217;s lender will have an appraisal done to ensure that the borrower isn&#8217;t asking for more money than your home is actually worth.</p>
<p>The lender will not provide a loan if the home is appraised for less than the sale price. You can avoid this by having your own appraisal done when you are setting your price in the for sale by owner process. Alternatively, you can make sure that your price is comparable to that of similar homes sold in your neighborhood.</p>
<p>The lender might have your <a href="http://oodle.us" target=_self>for sale</a> by owner land surveyed to establish the property boundaries. In most cases, this doesn&#8217;t present a problem. If your for sale by owner property has not been surveyed in the last 50 years, has recently been subdivided between other people, or has a boundary that changes like a creek, then you should pay attention during this part of the process.</p>
<p>The buyer might have his own inspections done as allowed by the sales contract. These inspections are done at the buyer&#8217;s expense and include termite, roof, and general inspection. Be available during the inspection. Ask questions about anything you do not understand. If you so choose, you can have your own inspection completed. It could prove helpful if you need to dispute a report, but is not necessary. Your primary concern should be to fix problems and keep the buyer from backing out of the for sale by owner contract.</p>
<p>You should notify your lender that you will be paying off the balance of your mortgage and ask for a statement of your balance. Collect appliance instruction books and warranty information to give to the buyer. Finally, when you know the closing date, you should notify service providers like electricity, water, cable, and trash of your final billing date.</p>
<p>The for sale by owner closing date will be about 30 to 45 days from the date the sales contract is signed. Depending on your state, your real estate attorney might handle the closing. Alternatively, the lender&#8217;s attorney might handle it and your attorney will act as your representative.</p>
<p>At the for sale by owner closing, the settlement statement is reviewed. This statement details the money received. This includes: the lender&#8217;s check for the mortgage amount, buyer&#8217;s down payment, and the buyer&#8217;s earnest money deposit.</p>
<p>The settlement statement also includes money that must be paid out: balance on the seller&#8217;s current mortgage, real estate agent fees (if applicable), and closing costs. Finally, the statement will detail the amount you get to keep.</p>
<p>The title to the house is then transferred to the buyer and the process is complete. Your hard work has paid off.</p>

<br />Advertising on search engines is an expensive venture. Companies that advertise for timeshare resales can spend somewhere in the neighborhood of $50,000.00/week on Yahoo, Google and MSN combined. Your best bet is to go with a timeshare resale service that specializes in advertising, such as http://www.buyatimeshare.com. It seems logical that buyers should be able to find this company rather easily and they&#8217;re usually at the top of searches. The downside is that they will probably charge some sort of up front fee, but if it&#8217;s reasonable, it would be the best way to gain exposure to your timeshare without spending a ton of money. <p>I am interested to search for a cheap home. Do you find a cheaper home buying it from the owner before the owner goes bankrupt or do you contact the mortgage company or do you find a cheaper home to contact the bank after they repossess it or how would you find the best buy? It would not be a concern if the house was new and not finished.<br />
<br />The &quot;cheapest&quot; deal will be an REO (Real Estate Owned) meaning the place went thru foreclosure, didn&#8217;t find a buyer at the foreclosure sale and went back to become the bank&#8217;s property.</p>
<p>Banks aren&#8217;t happy being in the Real Estate Business and usually try to sell the houses at a deep discount.<br />
It also has the benefit that you won&#8217;t encounter a hidden lien or second mortgage since all of these have been erased when it goes back to the bank.</p>
<p>On the other hand&#8230; be ready to spend money to fix the house and property&#8230; they are usually in need of some TLC.</p>
<p>REO are usually listed with Real Estate Agents but you can also inquire at the bank.</p>
