ill see a sign for land for sale and it will say something like "for sale: land. 60 acres +/-" ill look up the website and it will just say "60 acres for sale and have the price for the whole 60" if i called the realtor would they be willing to sell less or more? im just confused by the whole thing.

Like the two previous answers indicated, it means "not exactly". Typically when a piece of land is subdivided, it is never "exactly" 60 acres. Natural land marks, barriers (things like cliffs, rivers, roads, etc) and things typically stop a subdivision to be exactly to the square foot of a "60 acre" parcel.

Remember, one acre is 43,560 square feet. 60 acres is going to be 2,613,600 square feet or a square lot that is roughly 1,616.65 feet long x 1,616.65 feet wide. Something this size, you wouldn’t notice the 0.65 of a foot one way or the other, which could make the lot either slightly larger or smaller then 60 acres "exactly".

When you buy the property, a title insurance policy should be obtained and they will give you a plat map showing the boundaries of the lot. The exact measurements on file with the county will show the exact size. Additionally, you can have a surveyor come in and re-measure before closing escrow.

Do as much research as you can before you go to make the deal — Kelley Blue Book; Edmunds, etc. Also, try to learn the "lingo" of car sales — remember at the end of a month, salespeople are trying to make their quota and may be more willing to deal. Good luck.

Used cars can be found everywhere. But it is your job to find the reliable from junk. People don’t say, oh I have a junk so I won’t list it in the GOOD CAR LISTING.

Everybody hopes to get the best selling price. So everybody pretends their used car for sale is in good condition.

So do your due diligence and do your research.

Don’t think that used car dealers are any better. In fact they are worse. MSNBC had a news story on where is the best places to buy used cars. The used car dealers were on the BOTTOM of the list. They are pros at negotiations (and you and I are rank amateurs), they are pros at hiding problems on their cars, etc.

The private sales (newspaper, etc.) were the best places. The seller will not tell you all the problems, but they don’t know how to hide them.

And a private seller are at MOST they are equal in negotiation skills to you and me.

My 94 Civic can get 41 MPG (and I was doing 72 for the mileage test). The engine + tranny + suspension runs like new. It ain’t no beauty but it is rock solid. If I had to sell it, I would not get more than few thousand dollars. This is the kind of car you want to look for.

Just take your time, as good old used cars are cheap but hard to come by.

There are many land companies that sell land. Where you want to reside will determine on how cheap the land is.

I plan to move to Mississippi and have found 80 acres up to over a hundred acres for less than $100,000. So keep this in mind when you are looking for cheap land. Land in California is not so cheap.

You should google cheap land in whatever state you want to buy the land in. Of course you can also google cheap land in the United States and find land sellers all over the United States.

Generally speaking, you don’t. Step one is to download the form and get the registered owners name, and legal owner if any. In California that would be the INF 1126, which you can get here: http://www.dmv.ca.gov/forms/inf/inf1126.htm

At least 31 days, but no more than 41 days before the sale date, fill out and submit Form 668, Notice of Pending Lien Sale for Vehicle Valued $4,000 or Less.

You must send this form by registered mail to the address on the form.

Anybody, including the owner, can oppose a lien sale. If your lien sale is opposed it will all go to court.

The original owner will then have to pay to release the vehicle, and then sell it to you in the regular way, by transferring the title. Vehicle abandoned in fields or yards are usually not claimed using this method though, most often then are defined as either salvage or junked vehicles.

Lastely, as confusing as it is in California, you might try talking to your friendly local tow company about what the current procedures are. They might even help you get a title. Good luck.
